Urgent Repairs

Sometimes, things happen. This could be your Hot Water Service bursts, or you can start to smell gas, or even notice your water bills are exceedingly high. More often than not, these are classed as urgent repairs and must be looked at / repaired fast.

ALL MAINTENANCE MUST BE IN WRITING

Please follow these steps for an Urgent Repair:

1. Turn off the appropriate supply i.e. water mains, gas mains, main power supply – a trades may not be able to attend late at night/ early morning so this way it will help minimise any potential damage
2. Email us dubbo.nsw@raywhite.com and CC your Property Manager a video / photo of the damage / repair so that we can contact the right trades person
3. A qualified trades person will contact you to resolve the repair

In some instances, there may not be a quick fix. We will keep you updated to ensure we work to a time frame with minimal inconvenience for you.

If the matter cannot wait, you are able to call a trades person listed on our Urgent Repair list who will assess over the phone and attend as required.

To help determine what is an Urgent Repair, NSW Fair Trading advises the following:

  • a burst water service or a serious water service leak
  • a blocked or broken toilet
  • a serious roof leak
  • a gas leak
  • a dangerous electrical fault
  • flooding or serious flood damage
  • serious storm or fire damage
  • a failure or breakdown of the gas, electricity or water supply to the premises
  • a failure or breakdown of the hot water service
  • a failure or breakdown of the stove or oven
  • a failure or breakdown of a heater or air-conditioner
  • a fault or damage which makes the premises unsafe or insecure.

If the repair is outside of this list, it is classed as a general repair and we ask you follow steps 2- 3. A landlord has 14 days to respond to a general repair however Ray White Dubbo will look to action this immediately where possible.
